Keeper seeks $7M for planned Glenview mansion

Designed by California-based architect, the home is on a secluded lot in Glenview

The developer of a new construction home aimed at a vacant Glenview lot is seeking $7 million before it breaks ground — a high price for a non-lakefront home that reflects an award-winning design unusual for the north suburbs.

The home is currently on a private listing network for real estate agents, according to the property’s broker, Melanie Giglio-Vakos with Compass.

She said the home’s developer, Keeper Developments, is ready to begin construction immediately once a buyer is attached to the project. Giglio-Vakos said that’s to ensure the home can be customized to whomever buys it.

Anders Lasater, a California-based architect, designed the plans for the home, which won a 2020 Gold Nugget Award for best custom home. The property was designed with both nods to California beachfront style and an awareness of the 1.3-acre property. The home is oriented east to west to let the maximum amount of sun into the living areas, despite the wooded lot.

The home is an anomaly both in style and price in Glenview, where no homes have sold for over $4 million this year, which has set a record for homes sold above that mark in the Chicago area at 119, outpacing last year’s all-time-high of 101.

Yet Giglio-Vakos isn’t worried. She has worked with the developer for years, and said Keeper Development specializes in high-end residential development and typically earns the highest price per square foot in the areas they build in. The developer designed her home as well.

“In my 20 years of selling homes I have not seen this quality and this attention to detail and the high-quality aesthetic,” she said. “It takes a really savvy buyer who appreciates quality.”

The home would be a departure for Keeper, whose previous work has included new construction infill development and renovations of pre-existing homes in the Chicago area, its website shows.

Giglio-Vakos’ MVP team at Compass was one of the top performing groups in The Real Deal’s inaugural Chicago residential brokerage ranking. It ranked 13th with $100.74 million in total deal volume and 150 deals.
