Winnetka has two more $4M+ sales as market heats up

The homes, one on Woodley Road and Higginson Lane, both closed on Monday.

Two Winnetka homes sold for more than $4 million this week, adding to the Chicago area’s hot luxury market.

The homes, one on Woodley Road and one on Higginson Lane, both closed on Monday. The sales mark the 27th and 28th homes that sold either at or above $4 million so far in 2022, as the end of the first quarter approaches. That pace is slightly ahead of where the market was in 2021, when 101 homes sold in that price range in the full year.

Higginson Lane

The Higginson Lane home sold for $4.5 million. Karen Arenson, the managing broker of Engel & Völkers North Shore, represented the sellers.

Arenson said that both home sales were moves within the suburbs, and don’t represent those fleeing city life amid the pandemic.

“There is a lot of movement just in general, people are seeking a lifestyle,” she said.

The owner is Liliana Roche, according to Cook County Property Records. The buyer was not yet disclosed, but they were represented by Annie Flanagan of @properties.

The home was last on the market in 2020, when it sold for $4.15 million.

The 11,000-square-foot home has six bedrooms and nine bathrooms. Arenson said the property is two-thirds of an acre, which is somewhat uncommon in Winnetka. Amenities include ensuite bathrooms for each bedroom, an outdoor covered dining area with a double-sided fireplace, a custom white marble kitchen, two butler pantries, a sports court, wine room, and a home theater.

“It had all of the bells and whistles,” Arenson said.

Woodley Road

The Woodley Road home sold for $5.475 million, and Ann George, also of Engel & Völkers North Shore represented the sellers.

Originally listed in September 2021 for nearly $6 million, the two-acre property was renovated thoroughly in 2011. The 13,321-square-foot English Country-style home includes five bedrooms and 10 bathrooms.

“It was on two acres and it had been completely redone,” George said. “It was like a new house with all the charm of an older home.”

The owners added 2,500 square feet during the renovation that includes a new living room and primary suite with dual marble bathrooms. The home includes many European finishes throughout, an oversized screened in porch, and a brick built-in grilling station The property also has a formal English Boxwood garden and heated walkways.

James and Erin McNulty are the sellers of the Woodley Road Property according to Cook County Property records. Frank Capitanini of Coldwell Banker Realty and Leslie Maguire of @properties represented the buyers, who were not yet disclosed in public records.
