Condos coming to Lincoln Park triple lot instead of megahouse

Howe Street lot housed a pair of adjoining 1870s brick buildings until earlier this year

A Lincoln Park site that had been slated for a single megahouse could soon hold a six-unit condominium building.

The Howe Street lot housed a pair of adjoining 1870s brick buildings until earlier this year, Crain’s reported. The previous owner of the lot paid almost $6 million for it in May of 2020 and razed the buildings to make way for a new house. The lot landed back on the market a year later with an asking price of $6.75 million.

The triple lot can house about 15,500 square feet without any zoning changes. The owner was said to have planned a 25,000-square-foot house.

The two demolished structures were brick workers’ cottages. The site later served as the home to North Shore Dairy and was turned back into a home when Deborah and Ron Clarkson bought it in 1982. In 2018, the couple agreed to sell the lot to Environs, a high-end homebuilder that proposed a $15 million hous, but that deal fell through.

The site, which is being developed by an entity with Dan Zagorin, will now be condos instead. Zagorin’s firm built two other condo buildings on nearby Mohawk Street and sold all the units before it was complete. Zagorin said the Howe Street project already has four out of six units under contract.

The project was initially going to include eight units. Zagorin said, two buyers each decided to buy two units to make full-floor residences, reducing the number of units to six.

Prices and floorplans for the units haven’t been completed. The condos will probably range in price from $1.5 million to $3 million.
