A new mixed-use development has been approved by the Chicago Plan Commission for a corner lot at the intersection of North State and West Elm Streets.
The site, home to a boarded-up old Barnes & Noble, will provide more than 300 residential rental units in addition to ground-floor retail space, Chicago YIMBY reported. The 29-story, 345-foot tower is being designed by Solomon Cordwell Buenz while Newcastle Limited is in charge of development.
The residential units will feature one- and two-bedroom apartments, eight designated for affordable housing, and the ground floor will provide almost 10,000 square feet of retail space. The tower will be divided into three levels to match the height of surrounding buildings. The developers also plan to expand sidewalks at the building’s base.
To meet the sustainability requirements, the tower will include stormwater detention, working landscapes and green roofs. It will also have electric vehicle charging stations.
The project now heads for the Zoning Committee and Chicago City Council for final approval. Demolition is set to begin in the spring of 2022 and construction is slated to start next fall.
