Near North Side condos dominate priciest resi sales of week

The five priciest homes to sell this week fetched a combined $12.1 million

It’s no secret that the Chicago luxury market suffered through a difficult 2019.

If the beginning of 2020 is any indication, the market may be rebounding. The five priciest homes that sold in the first week totaled $12.1 million, which was 25 percent more than the previous week’s $9.1 million.

Also, all five homes traded for more than $1.5 million apiece, something that hadn’t happened since mid-December.

Condos dominate the current list. The top four properties are units on the Near North Side, including three located along the Chicago River. Rounding out the list is a house in Logan Square that has a total of 15 bedrooms.

Price and property details were found from Redfin, from Jan. 3 to 10.

415 E. North Water St. #2803 | $3.2 million | Near North Side
This 5,250-square-foot condo is on the 28th floor of Riverview, a development located where the Chicago River meets Lake Michigan. It has five bedrooms, 4.5 bathrooms, with three private balconies. The unit was listed by Michael Maier of Berkshire Hathaway HomeServices Chicago. Cindy Purdom of RE/MAX Suburban represented the buyer.

451 E. Grand Ave. #4301 | $3 million | Near North Side
This three-bedroom, 3.5 bath-unit is located in Related Midwest’s One Bennett Park condo tower. The unit occupies more than 3,000 square feet on the 43rd floor, overlooking the lake and city. It has not had a previous owner. Related’s Gwen Farinella had the listing. The buyer was represented by @properties’ Ann Caron.

403 N. Wabash Ave. Unit 8B | $2.4 million | Near North Side
This eighth-floor condo unit in Belgravia Realty Group’s Renelle on the River has three bedrooms and 3.5 bathrooms, over more than 2,500 square feet. The condo was listed by Elizabeth Brooks and Pamela Albrecht of Belgravia. It’s unclear who represented the buyer.

56 W. Huron St. #11 | $1.8 million | Near North Side
This almost 2,500-square-foot unit is on the 11th floor, and has three bedrooms and 3.5 bathrooms. Each condo in this River North building has in-unit elevator access and a private terrace. Jameson Sotheby’s International Realty brokers Ryan Preuett and Peter Angelo had the listing. Rubina Bokhari, also of Jameson Sotheby’s, represented the buyer.

2225 N. Leavitt St. | $1.7 million | Logan Square
This eight-unit house has a total of 15 bedrooms and eight bathrooms. Built in 1896, the house also has a large attic that could be turned into a duplex. William Zwicky of Key Management & Realty Inc. represented the seller and Julia Stoner of Spaces Real Estate represented the buyer.
