The massive former Motorola Solutions campus in Schaumburg could become a dense mixed-use development that’s more typical of the city than a suburb under a plan village officials approved Tuesday.

The plan calls for maximum setbacks and no height restrictions, except for a three-story minimum, and no single-family houses, according to the Daily Herald.

“We want it to feel urban, dense and walkable,” said Julie Fitzgerald, Schaumburg’s community development director.

The plan envisions multifamily housing, office buildings, stores, restaurants and entertainment venues. The project would be centered around a central “Main Street” and a 10-acre park, Fitzgerald said.

The only specific development mentioned so far is a Topgolf sports facility. But earlier this year, Bob Burk, managing partner of landowner UrbanStreet Group LLC, said row homes, apartments, a senior housing facility and medical offices might also be in the pipeline.

The property is in a tax-increment financing district, so all additional property tax revenue generated by increased property values will be set aside for improvements in the district through 2036, according to the Herald. [Daily Herald]John O’Brien
